There are some things that you should know about selling your home in Mexico. Any sale of property is subject to taxation. The capital gains taxes that the government is obligated to collect are determined by a Notario Publico. A Notario Publico is a government appointed attorney who works on behalf of the Mexican Government to ensure the proper transaction of all real estate transfers. If you list your home and meet certain criteria, you will be exempt from these taxes. The necessary requirements for this exemption are: Ecritura (title), FM3 visa that is in the same name of the esritura or Mexican ID for Mexican Nationals, Passport, copy of electric and telephone bills, paid property tax bill for the current year. If all of these documents are in your name for a six month period, you will most likely be exempt from capital gains taxes.
When Coldwell Banker - Premier Real Estate lists your home, we will obtain copies of these documents and present them to a Notario Publico for pre-determination and sign off.
